Siding Project:

Landscape Updates:

All general landscape is inspected monthly by Artistic Maintenance and Coastal Management. The Board will distribute a "Committee Application" which members will be considered to form a Landscape Committee.
Minutes: The Board voted for management to mail the minutes to homeowners with the monthly billing so that you are up to date on the most recent meeting happenings!
Ford Project:
Updates are emailed weekly from WSP. If you do not receive these updates, please notify Karrie Daugherty, your community manager - karried@nbcoastal.com, 949.506.5155 (direct)
Homeowners who do not have an email are receiving hand carried updates from WSP each week. We want to keep you informed!
MOU - agreements were solidified in the "Memorandum of Understanding" between Ford and Belcourt Terrace. Landscape improvements and a new monument sign are part of the agreement which options and proposals are currently being obtained to move forward with these projects. We will keep you informed of our progress!
Community Reminders
Association Meetings:
The Board of Director meetings are held on the third Monday each month at 9:00 a.m. via zoom. We will post the agenda with zoom information at least 4 days in advance of the meeting on both the Association's website and the homeowner portal (appfolio) calendar. We appreciate your participation! Thank you!
Garage Use - Parking:
Garages must be used for the parking of vehicles only and shall not be converted to living or recreational activities or used as a storage area that would preclude parking a vehicle in that space. Please reference the the Association's CCRs, Article III, Section 3.6. Failure to adhere to this rule will result in compliance notices sent to you and possible penalties imposed.
Emergency Protocol:
For property threatening emergencies, water leak issues, etc. please contact Coastal Management ASAP to report the issue. 949.506.5807. Thank you!
Homeowner Irrigation Adjustments:
Please take time to evaluate your irrigation in the back and side yard which are a homeowner responsibility. Confirm that the water is not spraying onto the exterior of the building surface to prevent damages to these areas.

Escrow Process:
Please visit Coastal Management's website, nbcoastal.com, "Escrow" tab and follow the directions.
Construction/Delivery Dates & Hours:
Construction, service vehicles, vans and deliveries are allowed via the Bison gate Monday thru Friday, 7am-5pm and Saturday 9am-4pm. They are not permitted on Sunday, New Years Day, Easter, Memorial Day, July 4th, Labor Day, Thanksgiving and Christmas.
City of Newport Beach - Refuse Provisions:
Refuse collection occurs between the hours of 7 a.m. and 7 p.m., Monday through Friday. Please have your containers out by 6:30 a.m. on the morning of your collection. Containers can be placed out for pick up no earlier than 7 p.m. the evening before collection, and all containers must be returned to storage area by 7 p.m. the night of collection.
